My father owns a lot that is currently zoned for manufactured housing and has a driveway, pad, electrical, & plumbing hookups.

Also computer files kept of correspondence.Rent register, hard copy columnar pad - still works for me!

I love the fact you invented that air coach we have some of those.. little tricky to inflate but great concept.and that's were the money is made by so many in the USA its selling products and inventing things that others need.Also brought me back to my early days of flying i actually went on my check ride for my PVT license in a Cherokee 140 talk about an un powered dog  LOL.. did yours have the brake handle on the Roof of the cockpit.. ??? 

If the litter box is not kept meticulously clean, the cat will urinate elsewhere, Carpet has to be ripped out, the pad removed, the sub floor deodorized and sealed and new carpet installed.If a cat sprays on a wall, the baseboard and wall board must be removed and replaced with new.Cats spray urine outside the house and it stinks.

Obvious answer = it depends on the # of pads, if you are renting the dirt or also renting units, if it has other income like storage units/RVs, if it is a fancy retirement community with rec centers/pools.

[/b] ( I use VCT tile, with luan backer board under it, it will last forever and easy to maintain and about the same cost as good carpet & pad)-other 2 Bedrooms - back of closets plywood - apply glueboard or something (you can buy white waynescotting to cover the plywood) -paint interior (if it has a lot of imperfection I would go eggshell or satin) -outdoor privacy fencing to block off big green electrical box in back corner of yard -backyard - lumpy, don't know what to do about that, grass spotty - don't really want the cost of resodding ( get it rolled and throw some weed & feed down, should be a few hundred for all that)Rent ready I would say around $3500-4000.

If you painted it all beige/ tan without asking the tenant, they may be disappointed that they don't get that "lily pad green" contrast in the sitting room.

Don't count the empty pads - and keep in mind the cost to fill the pad with homes.  

Do you bother to pad this or, say if sound control isn't an issue, just put straight carpet?

I  pad a little over the amount it would be so I know it's well within what it will be.
