Sorry to sound like the old scrooge (even though I'm not that old), but we've been making money with rates well about 6% (where I am used to). 

The years to break even number that I am using is including all of those costs by dividing the purchase price by the yearly NOI.

Maybe I am using a local-term or even perhaps an antiquated term.  

Could you market it as a music/band dude house or engineering house?

Step 1 Create list of cities/towns you may be interested in I am using statistics such as entrepreneur friendly cities, cities with increasing average wages and a list of areas I think may hold promise or which I have personal connection.

So to me, its looking like the cheapest route is the cashout refi on the duplex to pay off the LOC's i am using to buy the condo.

Hi @David VarvaroIf you still need someone let me know.I work as a Project Manager and last year we completed over 70 flips, with this year on pace to do over 80.I am use to the fast pace work that is needed and have many referrals to my projects and which GC and Subs I have used.

He wants 750 for it when Ive been told by a mason it should be 200 on a good day.Anyways, one of my project managers is amused to hear my stories as she's rehabbed over 300 doors and this doesn't happen to her.
