Hi @Jordan Murrell, you've gotten lots of great responses here so I'll just add one thing from my experience - make sure the source of the cash you are using for the purchase can be traced to the same person who will be obtaining the DF loan.  

I have a contractor that I typically give one task, and as the project develops, we either make changes or add on items.

It is a free software and works nicely, but with anything free you it gives up a lot of features.Property management softwares are just that, property management with accounting as an add-on. 

I would like to add-on to Dave F question related to inner loop.  

But I don't like the supposedly "add on"s, either from them or from a compatible program that works with QuickBooks.  

Is the % of people that only speak Spanish (or prefer to speak/read in Spanish) large enough to target with Spanish-language marketing pieces or "add-ons"?

His brokerage charges less commission then the others around. so i will add on my 1 percent on top of his commission and the seller will still save about 1.5%.

I built my own sites with Wordpress - FREE, Easy to use, lots of flexibility and add-ons available, a standard platform, lots of free templates availableDoing it yourself will be about 1/4 to 1/2 as much.
