I know being consistent and persistent is the KEY!!

@Jay Hinrichs Old school or new school it's all about making contact with the property owner, whatever method that may happen to be (door knocking,door hangers,flyers,Yellow Letters, facebook, what ever)Just a side note my dad worked for boise cascade as well (which is now sonoco)To all...just keep doing what works and be persistent and consistent results will follow :)

I have really tried to stay persistent with making sure I return all calls the same day.

Most people don't bite on the first go and persistence is key.

THEN ALLOT OF TIME AND HARD HARD WORKLIKE ANY BUSINESS REAL ESTATE INVESTING REQUIRES KNOWLEDGE, INTELLIGENCE, IMAGINATION, DEDICATION, DEVOTION, FORTITUDE, PERSISTENCE, AND A LITTLE OR ALLOT OF LUCK  AS WELL AS ALLOT OF EFFORT AND YES SOONER OR LATER MONEY AND ENOUGH MONEY OTHERWISE YOU JUST ARE NOT GOING TO LAST. 

You must persist and network to find really good people.There are some wholesale opportunities.

We are encouraged daily to “be bold, be confident, go forward, overcome the obstacles, fight through the persistent headwind.”

Sounds like you did not get discouraged in the beginning and were persistent, and boy did it pay off!  

It doesn't work out for everyone but with persistent and hard work I think we can all do it :-)
