I have not had a problem getting an executed offer that incorporated a seller concession closed.

Again, this is the simplest possible incorporation LLC layout, with 1 owner-member-operator me and not subject to change anytime soon.

You can incorporate in your home state and register it in the state you choose to buy in. 

Finally, I have had a sole proprietorship before and the taxes for one are relatively easy to incorporate into personal tax returns.
