Tesla had to do something that would attract this demographic and I think it certainly has attracted or at least caught the eye of this market.

Any major metro (especially Dallas) will have a lot of demand. 95% of my bookings have not been medical professionals so as long as you're in a good location, know your target demographic, marketing on each channel (Airbnb, VRBO, FF, FB) you'll get booked.

I am interested in b class neighborhoods, those that are up and coming, have improving demographics.

Given our inventory situation and the fact that demand is driven by a demographic shift I don't think much will change on the supply and demand equation and therefore prices are likely to continue to reflect that.One way you can tell is that a good duplex in the 300-400k range will usually sell with multiple offers within 3-5 days and significantly over asking price.
