I guess my question was how is the market for MF in STL vs STL county vs adjacent areas.

Depends on updates to each home and other factors, like age of roof, with/without pool or covered patio, year built, location (close to airport or high traffic), etc.

Both are in great location close to airport and theme parks and fully furnished Do you think a maybe little lower quality unit but has the lazy river/community pool type amenities would bring in more rental income then a higher quality unit with its own screened in pool/ entertainment area that would be more private.  

The overall construction is odd especially compared to the two other homes adjacent. 

I did a few successful arbitrages in 2016/17 personally that did well but there was a big spread ($5500 rent beachfront mansion that brought in $30k +/- per month, $4500 rent beach adjacent triplex that brought in around $15k and came furnished already).
