@Dan T.you have had great advice on all aspects of OOS turnkey investing. i will add one more. 

There is typically just an add on to the rate for no pre payment penalty states. 

It was originally for blogs but it is very flexible and there are lots of free add-ons.

Building code may be an issue, if your area requires a fire wall between living units, that means a fire resistant wall (block) that raises above the top plate about 18 inches I believe under roof, that would be hard to put into an existing building from the foundation up.By the time you do a conversion I'd say your tenant would be paying the cost of the add ons, you'll be paying for the house.

Until I can add one that I am comfortable with and who understands short sales and how they relate to investors, I myself have a ton of time.

If you guys view it as advertising then why not allow it as a paid add on, or only available on the highest teir package.

(actually, I believe Outlook and Thunderbird both have add ons for bulk text, you could check that out too)My phone is synced to my GV account, and I have an app called Groupeez.

"organizing daily, weekly, monthly goals" but again, I keep those goals / projects stored using GTD projects add on in outlook, and that seems to work well.
