.- Climate: I prefer milder climates, as extreme hot or cold temperatures tend to wear the properties more. 

Builder's warehouse is usually a good bet if you're going the inexpensive route. 

We have two warehouses with about 40 employees and in the past 5 years we have become the biggest player in this space.1).As for my real estate experience, it's a bit limited, although more then most starting out.

Regardless, we're in full rehab mode now, and that's why I need your advice.The building currently has a single pipe, self-venting, boiler system fed off of a central gas line with a single temperature control in one unit. 

I bought my system from SCW (Security Camera Warehouse), their service has been great and their products decent quality and very reliable.

I owned a commercial warehouse and was a landlord (family biz type situation).  

We inherited a warehouse in Central Ohio, and the roof is failing.

I find it difficult to believe a purpose-built 11-unit building - or even a converted warehouse - would not have separate entrances for each unit.
