Cash Out Refi on Primary - What I'm Being Charged

Hello all!  I am pulling cash out of my primary to fund a couple of buy and holds.  

Those of you in the know, if you wouldn't mind taking a look at these numbers?  I feel the total cost to make this happen is high, let me know what you think.

200k Appraisal 

109k Owed

80%/160k new loan amount

Total cost is around $7,300.  I was expecting total costs around $4,000...?
