She stated point blank that their contract states that all due diligence must be done prior to going under contract, that once under contract all EMD money is non-refundable, and access will only be granted while under contract if the property is vacant.

One my thoughts for value add (in a blank check kind of way) would be to add second story residential or perhaps if the lot is big enough to outparcel develop. 

Grey is staring to go out of stylem but you can always make a wood shade appealing.  

I hand write it using black Sharpie's, leaving the name and address blank, and make a couple of hundred copies. 

After you close on the construction loan, you'll be staring at a piece of dirt for months and think nothing is going on.

So my questions is:1) Should I just remove the wallpaper (in the powder room) that we left there and have a blank wall or have it replaced?

It seems the internet is a general consensus of answers when other people have dealt with their own clients and yes, you're right because i'm sure there are several online look-up directories with this information accessible (although I seem to be drawing a blank right now). 

Jaysen offered sound advice but you need to fill in the blanks before proceeding.That said you have made excellent progress thus far so don't let someone else beat you to it.The first question should be, "I understand, if someone came to you with terms acceptable to you, when would you be prepared to move?"
