I accept spayed/neutered cats and dogs, haven't had any major problems.I've owned indoor cats for years and I've yet to have one pee on the floor or destroy anything other than cat toys.

I will look into this further, however, as this combined with a loan mod could make renting the condo significantly more viable.

It depends whether you have time or money resources to leverage.If you have neither, you could partner with someone willing to offer sweat equity, then be the deal maker in the partnership and lead in creative financing strategies to provide the financial side of the deals.Hope this helps!

Changing that belief to a need instead of a want sounds like a big difference maker.

They are mainly on the disposition side so they built this app within podio that pulls in a crazy amount of Instant Decision Maker buyers for their wholesale operation. 

Financing is a fast pace evolving process, another reason the one or two deal makers need to turn it over to the pros, I don't know where the break even point would be for the average transaction, guessing about 25 deals annually or 1.5 M, even at that it falls below the minimum servicing portfolio, but I'm speaking to profitability in compliance.

And I have bought probably double the amount of houses you have bought this year Frank and I live in Nevada.. and I am just one guy I am not a market maker in any way.. just another investor who plays in that sand box. 

I am not planning on quitting my day job anytime soon but rather my hope is to gradually grow the amount of income I am able to bring in over the next 5 years to be in a position to make Real Estate my full time gig.
