It is not like HGTV, in my experience, in fact the reason we lack a landlord reality show is that if you do it right, it is not that much drama: cleaning, painting, showing units, rinse repeat...I don't know about some of the more exotic strategies out there, but this is what has worked for me--buy and rent out 1-4 unit residential properties.

We knew what we were getting when we bought the property - well, the animal damage part; the Jekyll & Hyde behaviour at the end was just additional drama.
