I've also looked at new construction because it seems "cleaner" but I think it might be risky for a first move into REI.  

Do you send your cleaner and pay them separately? 

As far as abandonment is concerned - if she told me that she found a new place ( but did not specifically specify that she was moved into it) - is that the same as saying " i will not be back" even if she has left personal possessions such vacume cleaner, coffee pot, several photographs still pinned to the wall and nick knacs about the house.

With an STR you need a team of cleaners (and backup cleaners), a handyman (or three), landscapers, etc. 

Yes I have cleaners and contractors, so I’m able to handle check-ins, communication, and any problems pretty quickly .

Still think many companies take owners to the cleaners with fees.....not even getting into the upcharge on maintenance etc.  

You need to keep in mind logistics for certain areas can be tough such as finding cleaners. 

Spend the last month improving operations, as I inherited sub par cleaners that impacted reviews significantly.
