At present, I am approximately 40 K out of pocket because of the mortgage interest I am paying. as Mary stated, if a pay down all mortgages, my net gain will be 30k but with a 10k tax payment.Bottom line, assuming I have already met all my real estate goals, I would be adding 30k a year to my passive income with no additional risk if I pay down the debt.

Hi @Mary Gansallo - I would be very cautious about acting as a property manager without a license.

Being in the military, I'm assuming you have a pretty good understanding of the need for military housing in the Mary Esther and Fort Walton areas.

@Mary K. yes that sounds like a good idea to first purchase and then invest in roth ira because I would still be investing thru real estate when I buy my first property thanks.
