House hacking at its finest : )6.Just FYI- Long Beach ranked 8th nationally among the 100 largest US cities in month-to-month average rent increases and y-o-y from 2016 to 2017 with a 7.8% increaseI’ve contacted multiple planners from building and safety and have gotten the green light that a rear unit can be added as long as it passes through historical commission (yes I know this can be a headache) and as long as it meets parking requirements.I currently have a short and sweet background in real estate appraisal for tax purposes but not so much for real world investing that have real ramifications.

You will want to be added as an additionally insured to their insurance (so their LC balance with gets paid), so you will be alerted if they allow it to lapse or remove you.4) No one mentioned the risks of doing an LC on an owner-occupied property due to Dodd-Frank legislation.

@Wesley McDavid not fair at all.1) First, you'll need to be added to the deed somehow.2) Also get added to the insurance policy3) You'll need a solid partnership agreement4) Have her sign a lease and pay market rent, just like any other tenant would5) Pay her for managing the property with a separate agreement6) Let her figure out how to pay you back half of the cash you investBIGGEST mistakes people make investing with family & friends is not planning for when the relationship goes sideways!

Since parents are living in the home it may qualify as primary -- they may need to be added to title beforehand, or perhaps at the table.
