The documents only need to be notarized and it doesn't matter from where.BIGGER issue is, the QC is usually the wrong document to transfer ownership - -you need a Warrant or Grant deed, otherwise the title will be clouded and that creates a bag of worms for later.

The long leases are a mixed bag, since you don't have to find people for a while, but you have to eat the below market rent for longer than the standard year (you could get some of that back with the right purchase price though).So, my two cents: the better of pair one, ignore all of two, take a good look at three.Good luck.

I send out 3D mailers (mini trash cans, bank bags, etc.) and send them to expired listings in a 3 step campaign.Or, if you're great on the phone (I'm not good and cold-calling), you could just start making phone calls.

It really was a mixed bag of investors, and aspiring investors and I got a lot out of the discussion.  

There was open grease containers in the kitchen, three garage door windows missing, holes in the walls, missing kitchen cabinet doors, broken floor tiles, doors off hinges, bags of dirty laundry in the basement etc. 

We all seem to have forgotten about how over-leveraging decimated 10s of thousands of people a few short years ago.Brew your own coffee, brown bag your lunch, drive a beater and stay out of malls and clubs while working 2 or 3 jobs.
