There is a 22 unit Boutique hotel owned by a couple in a town of about 2500 people. 

As @Daniel Hyman said, getting into the 3+ property range can overwhelm people and take too much time.

I just bought an apartment in dubai and I was wondering about the same things.

My buddy just got burned by someone borrowing from multiple people where the others weren't aware of each other and they thought they were the only one lending, etc.It all comes down to how well you REALLY know each person in the deal, and then, "do you REALLY know them?"
