We have ownership in 3 STR properties on Beech Mtn as well as one in Blowing Rock. 

It's works most anywhere- but not everywhere that rental real estate works well in. 

I was thinking of starting a rent increase for my 1 bedroom tenant voucher due it being low and well under fair market value(Based on  hud and zip code) but my tenant is in the process of having a caretaker for her disability and getting approved for a two bedroom voucher.

Not to say you cannot do well, but it’ll take some extra TLC. 

@Tonya English @Chad Runken VIP member here as well,  coming into month 4.. sounds like we are seeing similar results.

Areas like Aurora, Arvada, and parts of Lakewood or Westminster can be good places to look, depending on your budget and target tenant.If you’re looking for a base hit rather than a home run, focus on finding a property where the numbers work reasonably well as-is—cash flow might not be huge initially, but if you’ve got room to add value and refinance, you’ll build equity to reinvest.

It is easy to provide well-intended 'bad' advice.My questions to you would be... 1.

Make sure you do your research as well.
