We keep a very accurate spreadsheet of STR eligible properties from Brookings through Astoria to help us and our investor clients navigate and focus their search on listings that are both eligible for a permit and forecast lucratively as a AirBnB rental (our current list hosts roughly 100+ on and off market STR's for sale.)Due to the very limited housing inventory, properties that meet client(s) search criteria and budget can boil down to a handful of active listings along the entire coast.

The property cash flowed well and covered our expenses in 2021 and 2022 with short-term rentals and about 80-85% business use, but it did not rent as well in 2023 (oversaturated rental market, change in travel restrictions, weather etc...) and dropped to about 65% business use and a negative cash flow of about $15K.

If one location goes bad, flooded with poor drainage, fire outbreak, riots, weather related destruction etc, the other property is protected.

However, this is pretty much doing a BRRRR now which I've never done, don't have the time and is capital intensive (plus, I'm out of town) which doesn't seem too appealing.While I could just weather out the cashflow and bank on the appreciation over time, I feel my return on equity is poor, and that equity can be put elsewhere to be more productive.

Only way I think you could get the info would be to see if you can forecast the work needed to be done based on the inspection and work out the total cost to the HOA.

I am not saying it cannot be successful, I'm saying you're not the only one's these agents are pushing on.I'd target true destination spots, without a hotel presence, and be ready to weather the storm with the volatility of STR.
