The main thing is to be proactive and transparent- hire an exterminator to come and secure the property from any intrusions and set traps as a precaution (be proactive - rats and mice will always find a way in if there is one).Try to get an idea of when construction will end or at least when the demo phase will end.

First contractor shows up demos half of the property and takes off for the next 3 weeks.

So you can end up demoing most of the house to get the mold out and at least around here it's not cost-effective so I generally pass on properties like that.

Roughly, for Dallas if you knock down a home, lot value + demo is 1/3 of total value.So if the lot is big enough, you can pay $200k, build for 400k and sell for $600k...

For instance I think demo can be completed in 3 days and all mechanical rough ins will take 5 days.
