It's a crap market so lenders don't want to help and you struggle to gain velocity, and even though you've got your safety set aside, you feel really scared because you keep reading about all the people who've lost everything in real estate because of whatever terrifying thing caused them to go broke.One night, you're sitting out contemplating the state of your life and you realize that had you chosen to act two years ago in August of 2020, you would have a half dozen doors, cash flow of several thousand a month, and a net worth nearing a million dollars.

Use that to buy and rehab the duplex or triplex and build your portfolio.If you sell your current  property, you only move laterally anyway, so even if you don't want to be a landlord to an extra two or three tenants, a HELOC could help you get that equity into the home and quickly lower you house payment.Check out velocity banking if you want to learn more about using a first-position HELOC to pay off your home faster and lower the payment at the same time.

The extra amount of liquidity more than enough to compensate for the lost productivity and natural velocity of money transactions due to COVID.Another point I see is that the economic devastation disproportionally affects a segment of society -  the service industry, hospitality industry, some retail, travel, commercial real estate, to name a few.

That doesn't mean that an area with 20% MF vacancy would see 2% SF vacancy, but they are not usually the same number.The trouble is, it isn't easy finding SF vacancy rates, and there isn't a treasure trove of data on SF rental inventory and rental velocity (unlike MLS data for sales), so estimating the supply in months of availability would be nearly impossible with any degree of accuracy.
