The investigation will ask for pictures of license plates on vehicles parked in the driveway, witness statements, and unannounced visits by the County to investigate. 

All contractors (no matter the trade) are businesses, and should be run as such.

This means you need to pad your rehab costs, make sure you have trusted service providers that do great work, and when you run comps be sure to bring them down a bit and see if the deal still makes sense. 

These inspections are common, but they're also the most common reason that I've run into for closing delays.

Is there enough parking for five vehicles?

It would've cashed flowed more if I didn't run into my first shady contractor.

It's not just any kind of car, and even if you buy the "right" vehicle, it has to be used 100% for business, which is rare.

You haven't told us anything about what you plan to do after purchasing the property, so it's not clear how important interest rate is in the long run.
