@Jay Hinrichs, those rates are not unheard of for some HML's, but as @Boris Grin said, the borrower's credentials and the property have to meet certain criteria to get those rates.

it would be pretty much unheard of for a wholesaler to get into the middle of a finished lot deal in a HOT market... builders would be keying in on thembut if you did you did...  

To me 10k emd is unheard of.

Interesting too see how different the process is in different places.In my neck of the woods, it would be unheard-of to NOT have an expiration on any offers.  24 hours is common.  

That is a total unheard of before....I think we are in the final phase of rushing to the peak.....

(Which we later found out he couldn't do for 90 daysThe furniture was all included in all the deals except for the last where the broker came back and said he dropped the price. It's not BYU approved but it's in Prove right in between UVU and BYU it even hits the 1% rule which is almost unheard of in Utah.  

Maybe the unheard of one next door will be the next hot spot.There is a lot to analyzing a market, and my favorite is just walking around and talking to the neighbors and watching how people life, and and really checking out the parks, houses, traffic, etc.
