Look at past operating numbers for the facility, or find out what you can about other self-storage facilities in the area.

Tarrant county is so overlooked by landlord investors but it seems the list of large companies building large facilities with lots of employees on the Fort Worth side is never-ending.

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.
