I toured it but found that it would almost need to be an actual rebuild since the foundation is cracked, the roof has a tree growing out of it, and just about every surface in between is painted or ruined by former tenants.

Plus then there's getting that FAA Remote Pilots License for drone shots, and investing in my 3D Virtual Tour setup.

Optimized doesn't just mean your digital environment, but all the basics like making sure the rooms look photogenic and have an Instagrammable moment, having backups off all bedding and replaceable items so your property always looks like the pictures, setting up strategic partnerships with local businesses, tour guides, etc...As far as management - make sure to have a handful of cleaners and contractors on good terms. 

Based on conversations with the agent, a virtual tour, and my own knowledge of the area, I live close by, I determined that APV.

Upsells include concierge services, butlers, parking, local tour guides and activities (affiliate partnerships), renting different parts of your property at the same time to different clients, romance packages, spa packages, up charging for high end amenities, massage/wellness packages and affiliate partnerships. 

A friend on the HOA board tipped me off that she's being foreclosed on when the attorney reached out to the HOA to see if there were any past due dues.I was able to tour the property and made an offer that she soundly rejected.

I understand that this is technically possible with just about any property and tenant, but I personally like to meet my tenants and get a sense of who they are during touring and application process.  

My other business has been running three years and we are at a point where we are going to go on tour so I will be gone the majority of this year.Which brings me to my little old house.

They are in fact legitimate and I will be meeting the displaced family tomorrow to tour one of our homes.
