I'd also use that tub/tile caulk to reseal that tile surround against the tub.

Marble countertops, fireplace, jacuzzi, tile floors, etc. 

I also have it installed upstairs on wood subfloor and haven't had major problems but I am transitioning it to tile as the tenants move out.

If you are having an insurance inspection done, they'll most likely just walk the outside of the property so clean up any obvious things like trip hazards, broken roof shingles/tiles etc.

In CA we were doing a lot of tile and quartz, where most submarkets in DFW are still hardwood floors and less contemporary.  

For example, you find a space with good floors (LVP, tile, pretty good carpet - can be cleaned), but needs a paint job and some granite/new counters.

The 5year old floor was 50 cents on clearance and we went ahead and put it in the bathroom over original tile and it is peaked in front of the tub but even there it doesn’t look too bad.

It replaced tile and carpet. 

I have been told to deposit it, take my part for labor and the rest of the check will go to their supplier.

You could also look into soundproofing options for the ceiling, like acoustic tiles or even heavy curtains.
