I won't do open houses since I think that is a good way to get my tenants' stuff stolen.  

It will prob just end up getting stolen before it sells anyways, at least don't install the unit until closing..

My concern here is having materials getting stolen & or a contractor taking 50% and walking.- How are you keeping up on their progress?

Every so often over the years I have taken a temp check on bitcoin with what we can assume are 99% REI folks.

Holes in drywall, ripped furniture, stolen items.

I buy everything and try to restock once a year to make up for things broken, used, lost, or stolen.

They may say rent was stolen or their hours at work were cut, but in reality they blew the money.

I know this happens but title companies have gotten a lot better at not doing this.. its normally buyers funds that get stolen on the way TO the title company not money leaving the title company.. big boo boo there
