Would a cease and desist letter be the first warning for an STR if the city actually tried enforcing it?

While getting a second opinion could be an option, watch out for warning signs.

I would let them know they will be receiving a written lease warning documenting this incident and the conversation.

I'm starting to see some of the same things I saw just prior to 2008 that could be interpreted as warning signs. 

(assuming I still want to buy as is)A sternly worded letter from an attorney advising that the buyer intends to pursue all available remedies (including recovering all costs and expense incurred in enforcing the contract, if it provides for that) tends to help most sellers understand the reality of what they agreed to.If the contract isn’t bulletproof this is when the buyer makes that unfortunate discovery.

This guy wasn't even smart enough to think about his statement that came hot on the heels of his warnings about his own backyard. 

@Jazzous Anderson, I would talk to them about the disturbances and explain to them that they will be receiving a written lease violation warning aka notice to correct.

I'd warn anyone pursuing this that it is VERY difficult to find land zoned for manufactured houses, especially in a desirable location.
