@Joe Splitrock  not getting much sympathy for the 350k a year bay area family :).. but I agree.. its the same premise I tell folks that want to buy rentals that only have 500 a month in rent.. and to rent you only need 3x.. so you have 1500 gross minus 500 in rent another 200 in utls phone etc. and your tenant is living on 200 a week.. pretty unstable.. take a 1200 rent do the same 3X which is common and now same tenant same town is living on 2400 a month or 800 a week Before tax of course.. but you get the drift.so same thing with the 350k earner with the 7 to 10k mortgage they still have plenty to live on prices of staples are the same in SF as other areas. gas is a  little more but since if your smart you have a Tesla and your not buying gas anyway and you can now get a brand new never been used Tesla in about 60 days for 35k cash ..

Oak is ripped out along with all the nails/staples all over the place.. and we're down to the subfloor planks!

This list isn't all encompassing, but those are some staples that make a deal smooth and doable for the newly minted.

The ones that are super high on a pole like 20 feet and stapled to the pole lol.

Is there a staple form or example for how this is to be worded, a notice to vacate for rehab or else eviction? 

I want to open a Roth IRA for my daughter and pay her according to her age (5) and abilities (mulching property and washing windows during turnover, stapling and sorting for RE) into the Roth.  

I know you can get one from places like Staples but wanted to ask here first before that.

For example, With the smoke and cat urine, I would need to pull up all the carpet, remove the staples, clean and seal with Kilz, and repaint and lay new flooring.
