I know that comes with much red tape with the different zoning laws.

I'm sure there's money to be made there in real estate, but it seems to be heavily reliant on one industry (Army) which is a red flag for me when it comes to evaluating markets. 

In short, if you're not renting every week of July-August and every weekend of the winter, you're taking losses, particularly given the ridiculous prices I'm seeing new investors pay farther north in vacation areas like North Conway or the White Mountains.And looking solely at North Conway's recent court case is a red herring: plenty of small towns around the NH continue to enact knee-jerk reactions and excessive permitting/regulations as a reaction to STRs assumed role raising housing prices and shrinking supply for local residents.

No delays, no red tape, no custodian transaction fees each time you perform a transaction.  

Being aware of issues and taking no action is absolutely a red flag in my eyes.

I am not in the red or anything overall, just have a few payments all over the place so was just trying to put them under one umbrella instead to make a larger payment instead of 4 different ones.

Honestly the whole thing sounds sketchy but you mentioning lawsuits is a red flag.

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me.
