Are you sure your licensed contractor knows the current smoke and CO detector laws for your area.

Seller's also have to pay an attorney/title company to close, complete a smoke cert, recording costs etc.

What I took away from the brief conversation, however, was that it's not the silver bullet it was thought to be to reduce overall homeowner cost during turnover.

With the lower tenants smoking downstairs, and the smell of their smoke wafting into the upstairs, we are concerned that smoke smell will turn some potential renters away.I know we need to honor the lease that the tenants were under before we bought the property. 

There really isn't any kind of silver bullet software that will generate leads or deals for you.I use propstream for skiptracing, and then run the leads through a powerdialer to see who I can connect with.
