I’m a fairly new investor, currently with only one STR/MTR duplex in Indiana, and I’m looking to develop new skills in order to improve my personal income to help expedite a second rental investment.I am a touring musician, and also have 5+ years of bookkeeping experience for one of my small businesses, and I run the books for my one duplex as well.

Most times things don't go to plan in one way or another.You need to develop your project management skills because that is how you eat a loss on one area and manage the project to success.

I would love to take this skill, and apply it to asset management, just not sure where to start!

2) What main skills or knowledge should I focus on acquiring right now that would be beneficial for my current and future real estate investments?

They are a crap shoot, Often blame the world for their hard knocks in life, have very low social skills and all have inflated scenes of entitlement.

Any list you can pull for a few bucks has already been hammered by hordes of investors before you.Not saying this way can't work, but I recommend a different path...I prefer to focus on sellers who have a reason to sell but who require some effort and skill to identify.My favorites are #TiredLandlords, namely owners who have filed an eviction lawsuit against their non-paying tenants.Many of these folks are through being in the rental business and are open to hearing about a way out.Even better, #TiredLandlords are ideal candidates for seller financing, since they don't need the sale proceeds to buy another house, PLUS they are already conditioned to receiving monthly payments over a period of time.

I used to own a small property maintenance/handy-man company so I have some skills that I would be willing to barter with.
