The other site that I would be looking at is meetup.com as well, they have a lot of meetups in your area that you can attend to get in front of people doing the stuff you want to be doing.  

Does this mean the realtor does not have exclusive rights to sell the property and the owner is probably advertising the same property on one of those by owner sites?

I am not doing other people's reading for them.

Even if you find a VA to do it for you, how do you coach them along the scripts and everything else if you truly do not know how to do it?

If the lease is month-to-month, you can do it at the end of the month.
