300 jobs isn't a lot to bring to Memphis for a $3-4 billion dollar project (it doesn't take much to run a data center). personally I'm a musk fan, but we have to consider the ramifications to demanding this much energy.

I'm a huge fan of Ken McElroy and his books.

The annual rent increase is limited to 3.5% a year, however this year, we've spent about 35k in new siding for the building, a new floor for her apartment, a new fan, new stove and hood. 

I am also a big podcast fan so I've been doing the above books as audio books with the PDF guides to follow along and take notes.

I am not a fan as it would not give a homey feel or look.Anyway, I would love to hear cost-effective ideas for either the long term, short term, or both.Thanks for your time.
