I'm can't wait to dive into the large world of investing especially in real estate market but often times when I'm putting tighter my plan to run with I'm faced with many problems for instance I was planning on buying and holding and then scaling up sailing those properties via a 1031 exchange and using proceeds to get an apartment complex .But the problems I'm often faced with is will I actually be able to sale these multifamilys properties 1-4 units and get financing via FHA as I know they require it to be owner occupant and are real sticklers as the units go up as far as being approved and terms and conditions.

Just sprinkling some reality dust on the thought that retiring on rentals in a few short years what it actually takes to get that done.keep in mind most of the folks that talk about this on this site including Brandon started in the deep trough of the GFC  that ship sailed.. we are in a very new market..

Don't forget is an important statement for me to hear, as I bought my primary residence in 2011 and have only realized the correction from that recession.I don't think when sailing into a storm you have to furl all the sails, so we are still buying the right deals and continuing to utilize leverage to rehab and flip or refinance through recent acquisitions.
