They are probably banking on a buyer that looks to the future for the possibility of appreciation because of all the apartments that are in New Manchester (Terraces at Manchester, Links, City View Place, City View Lofts, Miller Lofts, Hopper Lofts, etc.).

I closed a deal in Yigo Marianas Terrace close to AAFB.. have $40k-50k AS-IS equity profits.. . if i rehab ($40k) can be $80k-100k profit. 

there's one about half block from 1 train.. 80% renovated when the developer ran out of money (it's in good shape).. contractors estimated about another $500k work into this 5 story townhouse.. two 2bd 2ba floor thru unit and 1 4bed 3 ba duplex with roof top terrace.. plus a ground retail space..real estate agents estimated the rent in this area for 2bd 2ba is at least $4200.. and duplex at least $16,000 .. retail unit was already requested by a chain coffee shop for $12,500 .. annual expenses around $53k.. 7 and up cap rate.. bank wants $4.6mil.. which is way below market rate (local brokers estimated $9mil FMV when it's completed).. question is.. how to do this deal with no money down??

:lol: You are limiting your potential too much, especially in this market.Also I assume sunrooms and terraces are great features where you are located, but I would research what homebuyers really are looking for in your area.With that type of cash reserve that you have, you could also wholesale and flip all type of properties nowadays (short sales, REOs) without fixing or waiting a year.There are so many options out there - but, if you plan to buy a property to live in it, fix it up and resell it, HUD is only one of the possible alternatives.

The one my former association has is 9 pages, both sides single spaced, of small print.You do need to be aware also, that if you fight them, you are probably putting a target on your back, and they will be on you like white on rice.
