I see a lot of properties being restored and flipped in Fountain Square, Bates-Hendricks, many historical pockets of downtown Indianapolis, and of course just within or outside the 465 Loop.

Do you restore

Big question is do you keep scratching your head along with the rest, or do you figure out a way to fill the niche?

I'm a 20 yr veteran in residential restoration and remodeling.  

About a year ago I went into business for myself specializing in restorations and after a year everything is great and growing but I recently got turned on to real estate investment business and iv made the decision to run with it.

Say, on a $300k building, should I be raising $100k from partners then get bank financing for the rest, OR raise the full $300k then refi in 2-3 years after building stabilizes?

My current interests include fixing and flipping houses and restoring historic properties.

It's the mentality of someone restoring a car by painting over the rust and putting a engine quieter liquid into the crank case and trying to sell it to the highest bidder.
