the usual re-painting and cleaning up the unit. added new appliancesinstead of dealing with lawn maintenance, we covered lawn with gravel.

The value add was through the rehab that consisted of a new roof, updated the fuse panel to a breaker panel, new LVP flooring throughout, minor bathroom updates and paint, repainting the entire interior, adding new hardware and paint to existing kitchen cabinets along with new countertops and sink, new stove and rangehood, and lots of overall minor deferred maintenance.

Taking into account that you have probably made prior analysis that you can turn a profit by renting property in a specific area, I would set a target goal for myself in terms of profitability (also taking into account the future costs associated with maintaining the property, e.g repairs, repaints, etc).

You don't have any way of knowing what condition they got the unit in, unless there's some good documentation from the previous owner (rarely is there), and smoking takes repainting, sometimes new carpet, ozone machines, and deep cleaning of everything to get the smell out so you probably don't have enough deposit to get it done.

I believe to get it rent ready (next summer) I would need about 14-16k more and then if I factor in AC/Furnace we're creeping into the 20k range (house has asbestos siding panels and the broken ones need replaced and then get the house repainted 6kish or I have it covered with vinyl which kills two birds but probably 2-3k more at 9k).

A longer term previous tenant means you need to schedule a paint job at vacancy because you know it needs a complete repaint.
