@Marita JojoMost states allow you to file the paper work for an eviction, they are just not processing the paperwork until the states relax their guidelines.

I also can’t relax at all because I’m constantly annoyed and fixing things.

I continue despite having all that I have put in 80-100 hour work weeks..yes I can relax now, which I do on occasion but I still work as if someone is working harder to take it away from me.

I've seen this relaxed to 2.5X depending on location and the price of your unit. 

Do they flag stuff like a furnace or water heater that was replaced and didn't pull permit or are they usually pretty relax unless theres a tenant complaint?

The strategy is very similar to something you would use hard money for, but is more relaxed because you are living in the place while fixing it.
