It costs about $10 in materials to put an elbow on a downspout to redirect the water away from the foundation.  

If its better spent elsewhere then you may want to reinvest or redirect that money into other vehicles with comparable risk (not saying you should go full speculation or full spec like Cypto's, building spec homes, or something you have never done before, etc).The other way to look at it is if you pay off that 3% note or mortgage you're in essence saying that you're accepting to save 3% annually or .25% per month (X12 months = 3%) effectively rather than investing it else where.

After doing even more looking within the Yorkville area, I may be redirecting and looking further into other areas of NYC and NJ.

Then you can start filling in the gap with a plan as you learn more about RE. Direction

If I rent the same apartment for a month, then I have 30 days to plan and pursue other options before I have to redirect my time and attention back to the asset.

Once you do that, I would not recommend investing in RE directly for two reasons.1) You can't invest in something that you have "sweat equity" in via IRA2) Real estate is already very tax efficient.
