Paid a top local esigner to come have a look and all she did was insult our cute little place that was doing just fine.....But I think where a designer could add value is by suggesting unique areas, like game rooms, coffee bars, outdoor BBQ/play areas, and stuff like that. 

Lot of crooks in this business.That being said, Abilene is a great town to flip or find properties that still cash flow.

that money is not the same as cash... you're paying interest on it.but let me know if i am missing something.

The issues that most run into though is the property doesn't cash flow enough to support a higher LTV or most lender require a minimum FICO to qualify for the higher LTVs... some lenders have other experience requirements and reserve requirements as well... all depends.

I have a 2.1% 20-year fixed on my primary residence so I would not consider a cash out refi.
