At this time to give a person a notice of eviction, unless it is one of the very specifically authorized instances, it is not only not allowed but a CRIMINAL offense, not just civil it is CRIMINAL, MN Gov.

In all fairness though people need to know your non negotiables, no evictions ever, no felonies, or violent offenses, and deposit is due in 24-48 hours of acceptance.

It just sounds like you are hired help in this structure, no offense because everyone is important.

"It's only cheating if you get caught", or "If you're not cheating, you're not trying" and so many other colloquialisms illustrate this point, but mortgage fraud is a federal criminal offense, so I would urge others to proceed with caution.

Miami Beach did this and started fining people $20,000 for the first offense of renting short term and $40,000 for the 2nd offensive.  

Of course I will provide everything in writing and serve this as a final warning for him (the noise complaint being the first offense).Appreciate the feedback!
