Please don't get me wrong, I completely applaud getting the knowledge, however without applying that knowledge, the lesson is never really ingrained, the muscle is never truly developed.

Yes, the tenant can reverse the charges and pull the money back, but did you know they can do that with ACH, as well?

My tenants have bounced paper checks and also bounced electronic payments done as ACH transfers via a popular online rental management software.

I had thought receipts would be requested when I first started managing my properties, but have never had a tenant request a receipt many times because they are already paying through ACH or cashiers check so the receipt can be their bank statement and the lease which they have access to online.

I have many rentals and don't use cozy.I either run my background checks and  through zillow or residentresearch.com.I advertise on Zillow and FB marketplace.People pay rent by putting it into my bank account, ACH or zelle.

No cash, The rest come in as "manual" credit card or ACH payments online or over the phone.
