@Cameron Oades Hi Cameron - there are a few markets in Quebec and Ontario (not the GTA) that I've been working in that still have great cash flow and moderate but steady increases in property value.I go for communities that show a 4-6% increase in value, a less than 10% overall vacancy rate (I aim for 5) and constant increases in population.I am currently working on 5 deals that are quite promising.

During inspection periods we have found a $60K cost ($40K of which was fixed price by the municipality) and a $50K cost.I closed on both these properties at a reduced price (one reduced the price significantly (the ~$50K issue resulted in $46.5K reduction) and one reduced the price moderately compared to the cost (the $60K resulted in a $9K reduction)).I do not know what your earnest money is.

These are moderately complex - rewire, replumb, water intrusion, rotten kitchen and bath floors, reconfigure for master ensuite, and open kitchen/den.West End is very hard -- 100 year old homes, so lots of complex framing issues, super competitive, and require full gut rehabs or pop the top.
