Looking for refi/delayed financing referrals

I'm in process of buying a property for cash from a wholesaler. There will be a moderate amount of rehab. I'm looking for options for refinance or delayed financing. One additional snag is the size of the loan- 52-58k. I have a connection with a local bank, but I am also shopping. Who has recommendations?
