The property has an amazing creek canyon (attached photo) is 5 miles from all the major attractions to Yosemite, and 7 miles from a lake.

I agree - plenty of affordable housing but you are not going to find it in a major city or a very desirable area.

@Jake AndronicoAs desirable areas near city centers become more expensive and densely populated, there will be a resurgence of suburbs located approximately 10-30 miles outside major cities.

Since we're In a college town, a majority of our travel demand revolves around the Texas A&M University and the university's events.

Since this occurred, we've taken great measures firm and department wide to help smooth this process out and provide a better client experience.I appreciate you being honest, and will be reaching out to help clarify how we could have done better and to help remedy the situation.

When you look at a property make a list of all major capital expenditures roof hvac etc.

Sometimes these are minor glitches, other times a major “realignment” is necessary.  

And THAT is the major point of the discussion.

Amortize your major repairs (roof, hvac, built in appliances) and add an estimate for small maintenance.This feels not terrible to me.
