Sorry one additional item I hit post too soon...The reason I asked about TIA is because you generally want to get a contractors opinion of cost prior to lease during that negotiating phase so you know how much that TIA covers and what you'll be coming out of pocket for.  

I am a power user for Zoho for a number of reasons including following:Zoho CRM, truly the beast out there.

You don't want to give the insurance company any reason not to pay out on a claim. 

If you intended to flip but now want to hold, that's one of the major reasons DSCR loans exist.

The reason people hesitate to pursue ground-up construction here is because it's costly, unless you're building a two-family home where you can live in one unit and rent out the other.

It's not as big as New Britain, Hartford, and New Haven, but it does have a great little main st with restaurants, and the walkability that young people like, while being centrally located for people who want to get around the state for work or fun.

There are many reasons but near the top of the list is their cost versus the value add. 

But every person invests for different reasons and goals. 

We hope that you can remedy the situation so that we can move into a habitable home.Suggestions that we have to fix the issues:Hire a company to rip up the carpets, treat the subfloors, and replace the carpets, at least on the main level and on the stairs.Provide an air purifier as a start to remedying the smell.Replace the garbage disposal.Hire a plumber to fix the draining issue in the bathroom sink of the smaller bedroom.Fix the tiles in the upstairs bathroom so they no longer present a safety hazard.Replace or fix the screen doors.Fix the gap between the windows and the walls in the living room.Hire a professional company to treat the entire home for pests.

As long as the property cash flows, that's what is mainly needed.
