I’m planning to do this for 3 multifamily properties all located in MA, each ranging from 2 to 4 units.

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

With 30% vacancy in the area, filling space could be a challenge.They are actually all above market rent, likely because of its prime location and quality of the build.NNN leases are great for minimizing expenses, but how much control do you actually have?

Where are you located in New Jersey? 

I have all three kinds of parks- LT RV, POH and TOH so can help with repair estimates but so much depends on location and access to reliable repair services.
