I think it more of a personal preference on material and figuring out what you want to spend i.e. cheaper up front cost vs cheaper lifecycle cost.

But holding rental property is a very old and relatively unexciting endeavor, and there are reams of data available to inform on how much of the "Gross Potential Rent" actually hits your bottom line through the life cycle of the property. 50% if using PM and 35-40% if not using PM are pretty sound estimates for SFRs.
